The Head of Engineering of the hotel shall manage all activities relating to the maintenance, expansion, new constructions, additions and alterations, planning, liaison, overseeing of the work of consultants and contractors, staff discipline and assignment of duties - all geared towards the comprehensive upkeep, according to the laid down guidelines, of the entire hotel property including the covered areas as well as the campus. He will work under the administrative control of the General Manager of the hotel but coordinate closely with the competent corporate authority especially in technical matters for seeking guidance and advice. He will implement CMMS for preventive maintenance of plant machinery and equipments and introduce the use of computers to automate and accelerate the work output for various engineering functions.

The word maintenance would encompass all areas of hotel engineering like:  civil, mechanical, HVAC, plumbing, electricity generation and distribution, water supply system, heat recovery and recycling systems, furnishings, horticulture, landscaping, safety against fire, telecommunication infrastructure, and power supply systems including UPSs. 

Among other duties and functions, he will be responsible:

  • To plan, organize and direct preventive maintenance programmes for all mechanical/electrical machinery, equipment, fittings/fixtures and plant within and outside of the hotel building through modern management practices including the use of computers.
  • To personally inspect all major breakdowns of equipment and damage of property for determination of cause, apportionment of blame, taking of steps for preventing recurrence, and initiation of repair/ rectification of the damage.
  • To design and fabricate such articles or devices which may be necessary for  or required by the hotel using existing as well as acquired  materials, resources and facilities.
  • To undertake feasibility studies for up-gradation of the hotel and any other specific projects that may relate to expansion of the hotel, or improvements in the existing hotel and prepare design drawings and BOQs for such projects.
  • To confer with consultants and contractors in the performance of his job functions.
  •  To evaluate the credentials of consultants, contractors for their pre-qualification.
  • To study all submissions by consultants on assignments done by them and advise them on changes/modifications as may be necessary.
  • To ensure reliable air-conditioning, electrical and water supplies, plumbing, laundry and kitchen and communication services in the hotel at all times.
  • To ensure that the electrical system, gas pipelines, air-conditioning system operate within safe limits and there is no sparking or chances of fire.
  • To run the hotel elevators for guests and the service staff without risk of mid course breakdowns.
  • To operate carpenter and painter shops in the hotel for undertaking maintenance jobs.
  • To prepare Engineering Department budget and monitor the progress of expenditure especially with a view that it is evenly spread and no extra budgetary expenditure is incurred.
  • To plan roactively for uninterrupted operation of all plant machinery and equipment by keeping essential spares but their number and variety remaining at a level that no spares end up as dead store.
  • To prevent accumulation of dead stores and propose suitable disposal for the dead stores so that unnecessary tied capital does not sit on the store shelf as dead stores.
  • To exercise all possible measures for maximum energy economy: electricity and gas and meticulously implement corporate policy guidelines on energy conservation.
  •  To draw-up a phased BMR plan and get it approved from corporate engineering authority.
  •  To ensure that all the engineering staff is maintained at the sanctioned strength and arrange for their continual training and education.
  • To maintain complete computerized inventory of all engineering stores in the hotel as well as archive all engineering drawings and technical documentation on plant and machinery installed in the hotel.

 To promptly submit each month to the competent corporate authority reports on the following:

  • Utilities consumption and expenses
  • Labour and maintenance cost
  • Any major breakdowns, repairs, maintenance, alteration or construction of utilities plants and equipment.
  • Work progress of upgrading, extension, if any
  • Safety and environmental issues, if any
  • Progress on the implementation of recommendations of the report of engineering audit.
  • Any other special reports called for by the GM or the corporate authority.
  • To advise and assist the hotel management in launching energy conservation campaigns.
  • To attend to all aspects of hotel’s safety and security systems including smoke detection system, water sprinkler system and general fire fighting equipments like fire hydrants, and portable fire extinguishers.
  • To associate closely with the Chief Security Officer in preparing emergency evacuation plans, and in carrying out fire fighting drills.
  • To ensure that no unsafe practices are allowed to take place and all accidents of fire, theft, security lapses are prevented.
  • To manage the   generation of electrical energy  for stand-by or full time use as per  hotel requirement and to cater for prompt change over to stand-by mode on the failure of utility power supply.
  • To protect the plant machinery and equipments from voltage fluctuations and surges.
  • To maintain the UPS units, Solar Systems, Generators and their energy distribution network.
  • To supervise the working of the hotel music and movie distribution network.
  • To operate heat recovery and recycling systems.
  • To introduce and monitor clean environment practices that should encompass avoidance of water and energy wastages and ensure environmental preservation through control of pollutants release.
  • Ensures that the hotel successfully achieves the standard required in the Brand Standards Audit and in all Management Operations Reviews
  • To do any job assignments as may be given by the hotel GM or a competent corporate authority.
